Berwyn Gateway Part II

I was on my way to Midway today and saw that Berwyn Western Plumbing has vacated their building.  Does this mean we are close to seeing that block torn down and redeveloped into the second phase of the Gateway?

Are there still plans for the block immediately to the east to be razed as well for Phase III?
