It's actually nicer on the outside than inside! 

It's breathtaking the work they've done with their landscaping.  Whoever buys it is going to have a tall task keeping that up, though I know a few around here who could probably handle it.

Well I was super sad to see the for sale sign.  These people take exceptional care of their property and them leaving will be a huge loss for our neighborhood.    :(

While it is sad to see people leave I wouldn't be too worried about potential new owners.  At that price nowadays anyone who would buy would be more than likely to be the kind of new neighbors you would want to have and would take exceptional care of the property also.  That kind of beautiful bungalow attracts a buyer looking for something unique and special.  A beautiful brick Victorian at the end of my block sold a few years back and the new owners are even more fastidious than the previous ones were which I didn't think was even possible.

A very beautiful home indeed!

My husband would LOVE the landscape as he loves flowers & plants.  Too bad that's a very steep price for us to even begin to put a bid on it.

Very nice part of Berwyn as well.

If I read it right, the master is on the second floor and two bedrooms are below grade.  Meaning basement?   Tough sell to a family with young kids.

Two additional BR's are below grade.  6BR total, 1 upstairs, 3 on the main level, 2 in the basement.

It looks like the 5th and 6th bedrooms are in the basement with 2 on the main floor and 2 in the attic.  Unless you are a family like the Duggars from Arkansas I think any family would not have a problem with this house.

As an aside, we bought out house 16 years ago when we had a 16, 3 and 1 year old.  We have 4 bedrooms upstairs plus a tandem.  We now have a 19yo who will be heading back to college in a week and may never move back, a 16 yo who will be a junior in HS at MW and insists he will join the Marines when he is done with HS (much to his mother's dismay) and a 9yo girl who was born 6 years after we moved in.  We're seriously looking at downsizing in a few years somewhere where they have a killer HS district as much as we love this house and it's memories.

Who use to say reading is a skill?   The two below grade jumped out at me, and I didn't see 6 total, that makes all the difference.  Mrs. N.  downsizing only hurts for a little while,once you realize that you take your memories with you.

What the hell's the difference between 31 years (pkd), 29 years (Berwyn Patsy), and 22 years (MRS. N (16 in her current Berwyn house)), when they've all raised their kids here?  And...MRS. N's not done.

That said, MRS. N took it wrong.  pkd was merely saying as much as it hurts to leave, you never really do.  I'm glad you still post here pkd.

It's funny how the long-timers around here (not all of you- not trying to paint everyone.etc...) regularly comment about how your opinion is invalid if you just moved here.  Yet the people who just moved here seem to keep leaving because the city doesn't get any better and they don't want to send their kids to "your" school.

I was just responding to your quote.  I don't even know you, so I'm not trying to be rid of you.    Flying the coop is an interesting way of saying....my kids are raised and gone, my husband is dead, and this is more house than I need or can care for.  Anyhow I can tell you that I was very happy in Berwyn, and I'm very happy where I am.  When you find your killer HS district, I hope you'll also be happy.

Very nice house...but Berwyn rules is you can't have a bedroom in the basement so how is listed with two bedrooms in the basement??

I believe you can have "official" basement BRs if they meet certain criteria with respect to windows and ceiling height.

I'll bet you'll find lots of basement apartments that were grandfathered in that don't meet either of those criteria.  I wonder if when they sell they are allowed to keep those apartments as is because they were grandfathered in or if they're screwed - which I think they should be considering the fire hazard as well as an overcrowding issue.  I have one on my block like that.

I'll go out on a limb here and say there was evidence of water damage down there.  Anyone who would buy a home nowadays without looking at it from top to bottom themselves plus having their own home inspection is a complete and utter idiot - unless it's a foreclosure that they're basically giving away.

It IS an amazing house that I would personally love to own.  However, $376,000 is a TON of dough in this market for this area.  You could buy two decent houses in Berwyn for the same money.  The problem is that if the buyer is going to finance, their bank will need comparable's to justify lending that type of money.  Are they going to find them?

I bought my house about 5 years ago and before we could close on the house they had to remove the stove in the basement.  The previous owners owned for 35 years...so i am not sure anything was grandfathered in.

I dont think $376,000 is an outrageous amount for that house, obviously they are not in a hurry to sell and are not going to give it away..Good for them for pricing the home according to what its worth, it may take awhile to sell but eventually someone will buy it. Its a beautiful home and worth it!

+1 on the price...

Most of the homes that are on the market for 1/2 the price are in horrible conditions.  When the day is done you have invested for the home more then the price you got it at.

Agreed...I run past this house every afternoon and the moving van was there on Wednesday moving stuff in.  I would have stopped and said hello but I was 2 miles in and a little shwetty.  I hope the last owner got a good price for it.

I have one house on the block north of me (4bed, 2bath) that is gorgeous on the inside up for $179,900 (short sale), one on the block south of me which also looks very nice on the inside from the pictures(3bed, 2bath) up for $282K and one on the block east of me (a 3 bedroom) that sold for $227K, all on 50 foot lots.  I just don't understand how there can be such a fluctuation in pricing in such a close area.

Not sure about the neighborhood I've only been to the 1 meeting.   Mrs. N  might be able to answer that, she's more in touch with the families that live right there.
I think MacNeal would get more $$$$$$$ for those properties by selling them to a developer than they ever would in the current market.  Also, by offering all the medical/professional and ancillary services they'd have guaranteed future revenue.  It's all about the money, isn't it ?

It has been pending at 292,000 for about 6 weeks.  It should be closing soon.  We will see what it sold for then.  I am not part of this deal.  My info comes from MLSNI.
