Mr. Tony,

Do you have any info on a house at 3529 S. Wenonah?  I believe it was up under Remax - the sign has been gone for at least 1 month now and it looks to be new residents in the house but I never saw the closing listed in any of your postings.  Just curious - I know the house was up for sale for what seemed like 1 year - either by owner at first and then thru Remax.  Thanks

By the way - I appreciate your always listing these closings - much easier to follow than the ones in the paper when they do list them.  Thanks again!!

Good morning, Tony. I was wondering if you can tell me how much the house at 2124 East Ave closed for?  I mentioned this house in another post of mine several months ago with regard to it being overcrowded.  I'm also wondering if it was sold as a single family home?  I learned that neighbors of ours bought it, and in the past they have been known to provide shelter to some really, really sketchy people...

Ren,

Our records and the county records do not show a transfer as of yet.  They did take it off the MLS
awhile ago.  It shows as a cancelled listing.  This does not mean that they did not sell outside of the MLS (which is rare) . 

I was in that house a few months ago and it was quite big.  If I am not mistaken it was better that 2000 sf.

I will keep an eye out on this one.  If and when it closes I will report it immediately.

The Berwyn RE market seems to be pulling out of the summer doldrums...

I think the McMansion deal is ending quickly in burbia. I was talking to a commercial guy.
he told me there are 280 homes listed in Hinsdale/Burr Ridge at 1 million plus, and surprise,
surprise, nothing is selling
...What else can we do now except roll down the window and let the wind blow back your hair...

We are going to be alright.  The Berwyn market is actually up in median price about 1%.  The only issue is that total sales are down by 15%.

I assume this is a rate indicating that the number of home sold per month (or other time period) have decreased when compared to the same month (or similar time period) the previous year.

What is not accounted for in this stat is the number of homes on the market during the time periods that the percentage is given.  For example if there are fewer homes on the market this year when compared to last a 15% decrease may be an optimistic indicator where as if there are more homes on the market it is more pessimistic.

More meaningful information would be what percentage of homes currently on the market are selling within a month compared to the percentage of listed homes selling within a month during the previous year.  This could be simplified as; what is the average market time?

Rob, perhaps Tony can give hard numbers, but from my driving around the neighborhoods there seems to be fewer listings on the south side, but a much higher proportion of listings
around Cermak & Oak Park with the recent slow down...

When things were fat and sassy not long ago, I think people who wanted or were thinking about downsizing or retiring listed their property for an obsene amout, and they got those dollars and bailed around the DD, even tho they had no intention of moving. Property in my neck of the woods seems to be festering
because some are still listing at unrealistic amounts given the market. It is a buyers market
as far as I can tell. Things had to level off. Any realtor in Berwyn will tell you how amazed they were to see the jump, but that happened everywhere. We had more of a jump because of quality housing stock and I was amazed to see how realtors who never sold in Berwyn before made a strong effort to take listings here, (Baird & Warner) for one.
