Hello to all!
Hi there I just wanted to let everyone know that we are going to be starting
the Bungalow Association in partnership with the Berwyn Historical Society.
We are planning a Bungalow walk very soon possibly in October.
I have heard from Ald. Weiner that many of you on this board might be interested. I am glad to hear this. I am a new member of this board (as of today) I hope we will be having lots of people interested.
We will welcome all ideas and suggestions. If anyone is interested in this please let us know. I thank you for supporting our historical bungalows. Was any Berwynites able to attend the Bungalow Expo? If so what did you think of it?

I attended the Bungalow expo and saw this flash of blonde hair pass by while I was speaking with Mark  ;)

I attended last year, and it seemed as though there were more booths of interest last year. I don't know if that was because it was all new and different, or if this year there were just more mortgage brokers.  I enjoyed listening to a couple of speakers.  We have decided next year, that will be our primary focus, to go for the education, and use the booths as a secondary resource.  I wish I had the list of speakers and times prior to attending.

I did like seeing the restored store window vendors (2 of them), as I'd eventually like to replace my vinyl storms with something more appropriate.

Thanks! It's a satin finish...3 coats...nothing special, really. Except, of course, the fact that they are the original red-oak, which is just beautiful. The guy who did our floors, David Gligor is a master. We had radiator-holes all over the place that he had to patch...etc etc.

Been to the bungalow expo all 4 years. This will be our last unless they improve the venue. I don't know why they try and hold it in a place that is so ill suited to the event. They need to get it in a real convention venue where there is room to move around and see what folks have to offer. Also, the the parking at Comiskey is a cluster *%$@! I'd like to see them charge $5 or $10 to get in, maybe that would eliminate all the leeches that are just there trying to get something for nothing.

Should look into getting some corporate sponsorship for a bungalow walk...allow them to set up booths in the Depot area for example. Ikea would be a great one...their kitchens are tailor-made for the challenges of bungalows.

Boris,

Your home is beautiful. Homes like this will only increase the value of our community. I do not own a bungalow, but I love the original stained glass windows that some bungalows have preserved. It would be great if more bungalows who have since long lost them, restored the stained glass windows. It adds such character to the home.  :)

We'd be happy to include our house in a Bungalow Walk. Our house was featured in "Bungalow Nation" a book that came out a couple of years ago. It was done by the photographer who shoots all the American Bungalow covers.
Our stained glass is not original. We had it made by a lady from Oak Park, Sarah King who we found at the Expo a couple of years ago.

Is David Gligor still around?  And was he reasonable?  We are going to be redoing our hardwood floors in the near future and would like someone we can trust and that will do a good job.

I think ours would be considered an octagon front; there are side windows that you can't see in the picture. 95% of the woodwork is original and has never been painted over. we had the orginal oak and maple floors sanded and refinished about 2 months ago and now we have a whole lot of landscaping and what not going on. We still have all 3 bedrooms, the house has never been chopped up or remodeled much, it was built in 1927.

here's a little better view. Our's seems to be a bit older than most in Berwyn...though I've been trying to find out about the history of my house and there doesn't seem to be much info. These are the original windows...no mirrored glass...the opaque panels look like mother-of-pearl. I don't know what the correct "glass term" is for that style.

I am now looking for David Gligor's (floor guy) info, and will post as soon as I find it.

well...as long as we're all sharing pics, the thing that I get the most conversation out of is our kitchen. When we bought the house there literally was no kitchen...just a room with a gas-pipe, and an awkwardly placed staircase. So, here we are, first-time buyers, with practically NO cash, and we have to build a kitchen from scratch. A few trips to Ikea and Abt, and 6 days of following crazy Ikea instructions and *viola*!

All I've been able to find out (from a old man in the neighborhood) is that when it was originally built, the guy who built it owned the entire block (or most of it anyway) and there were only 3 houses on the block...he built all 3 for his family. It seems to be true, and the two next to me are identical, and look easily 25 years older than anything nearby.

I feel ya with those Ikea cabinets, we found that we were missing key pieces here and there. And the work has been in progress fro months  ;D It was a mess to sort out, but I guess thats the price you pay to save some $$$. Your kitchen is a great size, I live in a Georgian, so if anyone is familiar with them, they know the kitchens are tiny. I am looking to give it a colonial look when I can get the funds together.

Lessons learned while building an Ikea kitchen:

1) Follow the directions in the order provided...do not skip ahead.
2) Build the cabinets in another room, and stand them all together to make sure that the sizes/configurations are all correct.
3) If something doesn't seem to work or fit, you're doing it wrong. Stop. Take a break, and look at it again.
4) See lesson #1.

I have to say, if put together as designed, Ikea cabinets are as good as anything on the market shy of very expensive custom cabinets. Ikea wasn't in the picture for us, we had resigned ourselves to a HomeDepot something-or-other...with the idea that we could start saving for the kitchen we really wanted. A friend showed me an issue of Consumer Reports last summer that ranked kitchen cabinets- Ikea came in #4 out of 20...well ahead of manufacturers who's cabs cost 4 to 6 times more.

I am VERY happy with our Ikea kitchen.

Great job on your kitchen. I am planning to get my kitchen redone later this year and was looking into something similar. What is your kitchen size, we have a nice size bungalow kitchen, I believe 19x11 or 19x12. Did you do all the work yourself? If not do you have any referrals.  I think I will definitely use your kitchen as an inspiration on how my kitchen could look. Look forward to seeing more pictures.

Ours is 10 X 17. The Ikea kitchen planning software (free) was accurate to within 3 inches over the whole room...and it may have been my error anyway.

You start in a corner, and work your way out. The hardest thing was installing the corner-sink.

My father-in-law (an electrician) and I did all the work ourselves. The cabinets took 3 full days to build and install and then another day or so to finish (doors, handles...etc.).

The cabinets totalled about $2800 (if I remember right, the style is Kalsebo)...the appliances (Frigidaire Pro Series) about $3000 (includes the range hood and disposal). The reason I mention the brand is a) we really like them b) Abt offers great deals if you buy everything at once...plus Frigidaire is almost always running rebates. We saved nearly $1700 as a result. The lighting is from Restoration Hardware...expensive, but I'm a lighting nazi.

Your home is truly Bungalow love.  You've done an awesome job!  I think we should open up a bungalow specific section on the forum for people who have questions on restoring, etc.  I think you would have a lot of advice to offer.

a bungalow forum under community chat sounds great (Art...it's a forum, not a chat room...and I agree with you).

I (of course) would love to post more pics (and will)...but one of the reasons I started posting pictures of my house was in the hopes that others would follow suit...

I'll post some more of the "work" pics, Art...the whole shebang had to be done in 28 days. It was quite a challenge...we had one month between our last rent payment, and our first mortagage payment to make the place ready to move in (it had sat vacant for many years). In that time, we re-did the floors -- there was linoleum in the kitchen and porch that we removed...then hired a great crew who refinished the wood throughout. We had to reverse the staircase that came down into the kitchen, so that it came down into the dining room, and of course, we had to install the aformentioned kitchen. Oh, and we had to move the bathroom doorway, which was placed where it just made no sense at all....

I am also addicted to Bungalows. My husband and I have been restoring our custom bungalow w/ an octogonal(sp?) stained glass window home for about 2yrs. I need to buy a digital camera so I can post pictures, I regret not taking pictures of how it looked before. I hope to post picture very soon.

I hope this works.  This one is mine.  My husband is currently working on the bathroom on the main level.  I know that the house was built and designed for Dr. William Keckeisen in 1925.  It has been occupied by 4 families.  Ours being the 4th.  The last family was here for 30 years.  All this info from our neighbor who has been here over 40-50 years.  We also still have the original plans.  Unfortunately, all of the woodwork has been painted over but at least all of the crown molding is still intact.  From the plans we can see where changes have been made and where builtins have been taken out  :'(.  Restoring this home is on our little by little to do list.

As far as the history of the building goes, I am still working on it. I know that the woman I bought it from bought it 6 years ago and "restored" it to the tune of $100,000 as she said it was a "dump". The lady that owned it before her owned it with her family for decades and became elderly letting the building fall into major disrepair. That is the only reason that the building retains so much of its original features. There has been no additoons, glass block windows, etc like so many other homes/buildings in Berwyn.

Boris I forgot to mention........so you were the one that Mrs. Sarah King told me about! She restored 2 of the stained glass windows that were in my flat. She does great work!

Whoops! sorry about that...

David Gligor 773-562-5008

we have about 1800 sq. ft. that was in bad shape and needed to be refinished...radiator holes in every room, and a lot of loose boards. He brought in something like 10 guys and had everything repaired, sanded and the first coat on in one day. He charged $2500.

Try The Forest Glen Craftsman.  You can find him on the web.  He is somewhat tough to get hold of, but the crown molding he put up for us is dead nuts on.  Two rooms ran us about $800.  We have an octagon front, so lots of weird angles.  He used to post a lot on the Chicago Bungalow board.

I didn't have any of the woodwork re-finished...except the front door, which I did myself. It's alligatored, but in fine shape and looks great. Sorry, I can't recommend anyone for that.

I am considering making my first home purchase and it is just me and a cat so I figured a Bungalow would be perfect size. Plus. I work in the loop and want to live closer to work. Given OP is expensive, Forest Pk has an existing housing stock that is overpriced and mostly ugly, I was curious what the demographics of ppl are on this board and where they came from. I just wanted to get an idea as to how many of these homes are being updated or being treated poorly. Also was curious how common it is to have modern things like central air and forced air heat.

Thanks. This is a few months down the line I am thinking. I may check that meeting out just because I am into history and learning things so as long as I am not forking over cash, Id love to sit in. I don't want to pressure you for time as this is a little early in my home searching.

My mother grew up in OP and we went by her old bungalow at Hayes/Augusta and saw what they wanted for it in that part of Oak Park and she well, I probably shouldnt repeat what she said, =)

I noticed day before yesterday.  I always thought that was a nice place, just overgrown.  It looks like the exterior maintenance has been neglected for some time though.

Hopefully it will be spruced up.  It's on one of the main entrances to the neighborhood.

There have been people inside working for the last couple of weeks.  Lights are often left on so you can see in the windows from the street.

You are a little off guy.

The owner of course cut down the trees, is installing new windows, all new copper plumbing, cleaning, repairing, refinishing, etc. There was appliances in the bottom floor that were 50-60 years old.

The house will be listed shortly for $429K!!  :o North Berwyn......who would have thought......

I also forgot to add that the buyers of the "Castle House" on 19th & Clinton were professionals from Oak Park. Berwyn........a very Cosmopolitan place to reside. 8)

Just refinanced...my place (about as far north in Berwyn as you can get...) went up almost $100K in just under a year. And I didn't "buy it for a song"...the avergae price for homes in N. Berwyn is at or approaching $300K; when I bought a year ago the average was $195K.

Ya see .. this is what so called "bungalow purists" dont understand.... we want to update our homes... because we cant afford to buy again in Berwyn...

I looked at a 5 br with attic conversion last week...   had the room .. but needed tons of work and the price was in the 320s... its going to be cheaper for me to do the second story addition that i've talked about before..... because there is less work for me to do on the 1st floor... I could dump 80-90K to do the basement and attic... and still have equity....


The problem is that all these builders are ripoffs... I'm gonna have someone from Hinsdale over next week... for consult... will fill you guys in...

My friend owns a bungalow at 3005 or 3009 Maple, the third house. Check it out.  You may want a bigger addition, I do not know.  The whole purpose behind the second floor addition was to make it fit in with the surroundings. It was done very nicely and I know the owner liked the work of the construction people. I would be more than happy to find out the name of the company that did the work.

I think Mark is talking about the bungalow in the 2900 bolck of Maple.  Big dormer on the second story that's unnoticable from the street.

I'm sure you've done this already, but the Chicago Bungalow Association has a list of Vendors on their site and they also have some guidelines that bungalow owners can follow when they are adding dormers/second floors to their bungalows.  I think you can still purchase plans from them.  I wish we had a comparable association in Berwyn for our bungalows/historic buildings.  Also, there are some great ideas for updating your bungalow and still keeping it a bit "period" in the whole Bungalow books series by Jane Powell and/or Linda Svendsen. 

I know what you mean about not being able to afford anything of a decent size now in Berwyn.  I couldn't touch my house at its current market value.  We will be here for a very, very long time. 

Make us (bungalow owners) proud!!!

Yes.. i bought their plans for the "Dormer Addition" for $10 bucks... and its at least given us a starting point when talking to the contractors... I know i definitely don't want a SHED dormer.... I'd prefer to have the "small garage" land on the back of my roof...

As average prices climb over $300k, we're seeing more and more young professional people coming in here as an alternative to OP and FP.  I expect the trend to continue (unless prices drop, which would be unprecedented).  As you said, OP is entirely too expensive for what you get (both the house and taxes) and FP's housing stock is pricey, not nearly as nice as ours (a lot of wood frame stuff) and the schools are worse than ours.  You're paying for Madison St. and the trendy name to utter.  The main competitors to Berwyn now are NW side neighborhoods like Portage Park, Belmont Cragin, Jefferson Park, etc.  Great areas but the commute to the Loop is too long (30 minutes + each way), which is why I ruled them out.

Many of the bungalows have central A/C and modern amenities, to varying degrees.  Forced air heat will actually lower the value of the house, as most people prefer radiant heat.  The best bet, as with any old house, is one which isn't updated, as close to original as you possible, and has the "right things wrong" (cosmetics).  You will have to have vision, patience and a very good contractor but you can fix it up how you want and still be ahead.     

You'll pay a premium for a house that is already fixed up and, unfortunately, a lot of "flippers" are discovering Berwyn.  They're buying neglected homes and doing cheap rehabs in hopes of turning a quick buck.  I would avoid those because you'll pay for low quality.
