Sandy, You run a credit check and a criminal background check, right? And it is a 1 year lease? Also, http://www.alawclerk.com/index.html has a rider which you can attach to the lease which has many good clauses in it (and have been reportedly tested in Cook county courts). |

Try Craigslist and the Reader. It also may not be a bad idea to post your vacancy on the student housing boards at UIC and Rush (along with the virtues of how it’s only 15 minutes from campus, vintage building, close to amenities like FitzGerald's, etc.). Students are often good tenants, particularly graduate and medical students. I don't know the exact procedure but you could call the schools and find out I'm sure. Good luck!

I really lucked out with both sets of tenants, I have had. I try to be
a really nice landlord, so they don't leave. Call me nuts, but money
isn't everything, and I even lower the rent a bit on their birthday months, and
Christmas too! It's like an added bonus to help ensure they will sign the lease again
every year. So far it's worked. BTW my first tenant was off of Craig's list, She
probably would have stayed except her job was transferred out of state.
